Founder of Bergsen Nieruchomości
Anna has spent her career on one side of the Kraków market: the client's. She founded Bergsen to do the job properly, reading the paperwork line by line, saying plainly when a price is wrong, and staying reachable long after the keys change hands.
Clients tend to mention the same three things. She is honest. She is warm. And she gets the documents right.
Valuation, photography and film, marketing across the portals, negotiation, and the notary, through to the moment the keys reach the buyer. Most of our sellers had already tried elsewhere first.
We search, check the legal state of the property, and negotiate on your side of the table, including the land registry, arrears and residency questions most buyers only discover at the notary.
Landlord or tenant, the whole process: pricing, tenant checks, the agreement itself, and a handover inventory that prevents the argument twelve months later.

Selling a property
An opening meeting at the property, a valuation, agreeing the price and our terms, marketing, negotiation, signing, and handing the property over.
Every type of property needs a different set: proof of ownership, the land and mortgage register, certificates that no charges are outstanding, that nobody is registered as resident, the mortgage balance, taxes, inheritance, and sometimes an energy certificate. The agency fee, civil-law transaction tax where it applies, income tax if you sell within five years, notary fees, and any advertising costs.
Renting
The landlord maintains the property, covers repairs not caused by the tenant's use, and insures it. The tenant pays on time, keeps to the house rules, cleans, and repairs or replaces what their own use wears out.
Rent, utilities, a deposit, and where applicable the agency fee.
Anything from short lets of a month to long agreements of several years. It is a matter of what the parties agree.
